San Luis Obispo was founded in 1772 and according to the 2010 census, the city has a population of just over 45,000. While the government declares “service jobs” account for 38% of the county’s jobs, the true service sector is larger. Jobs in the public sector account for 20.7% of the County, which is also recognized as a service sector. The presence of Finance, Insurance, and Real Estate sector can also be classified as a service sector. Services and Retail combined accounts for 75% of county jobs. The site for Entrada Ranch is located off US Highway 101, at 12165 Los Osos Valley Road, a major thoroughfare into the City of San Luis Obispo. The project aims to enhance this southern gateway into the City.

This area of San Luis Obispo features many large-scale commercial and retail developments that can support and serve a project of this size. The major developments in the immediate vicinity include: Irish Hills Plaza and Prefumo Creek Commons with “big-box” retail, several car dealerships and a Marriot Hotel. There are also many local educational and recreational services such as schools, public parks and public transportation nearby. These amenities and services make the site very desirable for future residential development.
